The internal rate of return (IRR) is a metric that looks at the annualized effective compounded return rate of any given investment. It sets the net present value of capital of all cash flows positive and negative from the investment valued at zero. It does not take into consideration interference from external factors like inflation, financial risk, and the cost of capital.
